yeah check it out - near the Tiergarten, very central & very cheap with ahuge groundfloor space, lockups and a flat above

I had an idea for a script once. It's basically Jaws except when the guys in the boat are going after Jaws, they look around and there's an even bigger Jaws. The guys have to team up with Jaws to get Bigger Jaws.... I call it... Big Jaws!!!

lol, yeah its cold in winter thats fer sure *brr* but with a few grand spent on building a proper inner wall/door entry and some acoustic treatment, carpet/flooring it could be a goodie. i bet the landlord would do a deal if you offered to pay for renovating the ground floor too
